The Cross of Newtown, Ballyroan

Phased residential development on difficult riverside ground — complete design and engineering, currently at Phase Three.

Project Overview

AOCA has provided a complete design and engineering service for the Cross of Newtown residential development, supporting the project from inception through to completion. The development has progressed over several phases and is currently at Phase Three, comprising 21 new housing units.

Working with a long-standing client, AOCA has been responsible for all aspects of the project delivery, including residential design, planning applications, civil and structural engineering design, foundation solutions, site services, ancillary works and final certification. The development is being constructed on a phased basis in line with individual sales, rather than as a speculative housing scheme.

Phase Three presented significant engineering challenges due to the difficult ground conditions and the site's close proximity to the river. To overcome these constraints, each dwelling has been designed and constructed on piled raft foundations, providing a robust and reliable structural solution suited to the site conditions.

Through careful coordination and detailed engineering design, AOCA has successfully supported the ongoing delivery of a high-quality residential development, ensuring each phase is completed to the required standards from initial design through to final handover.
