AOCA has particular expertise in building defect remediation and has managed some of the largest residential remediation programmes in Ireland, including major pyrite remediation projects — experience that brings a strong understanding of complex stakeholder management, phased construction works, occupied buildings, technical investigations, statutory compliance, cost control and programme delivery.
Project Management Services
Strategic Project Advice
We help clients define the project brief, key objectives, budget priorities, programme requirements and delivery risks at an early stage. This ensures the project starts with a clear direction and a realistic route to completion.
Design Team Coordination
AOCA coordinates architects, engineers, fire consultants, PSDP, Assigned Certifiers, contractors and specialist consultants to ensure the design process is properly managed and aligned with the client's objectives.
Building Defect Remediation
AOCA specialises in the management of building defect remediation projects, including pyrite, fire safety defects, water ingress, structural defects, façade defects and legacy construction issues. We manage the process from investigation and scope development through to design, procurement, site works, stakeholder communication and close-out.
Planning & Statutory Process Management
We manage and coordinate planning applications, Further Information responses, Fire Safety Certificates, Disability Access Certificates, BCAR requirements and other statutory approvals required to progress a project.
Procurement & Tender Management
We advise on procurement strategy, prepare tender documentation, coordinate tender queries, review submissions and support clients through contractor selection and appointment.
Employer's Representative
AOCA can act as the client's representative during construction, administering the contract, managing communications, chairing meetings, tracking progress and protecting the client's interests.
Programme, Cost, Risk & Change Management
We prepare, review and monitor project programmes to ensure key milestones are understood, tracked and managed throughout the project lifecycle — and we help clients identify and manage project risks, review change requests, track decisions and maintain control over scope, programme and budget.
Site Monitoring & Progress Reporting
AOCA provides regular site inspections, progress reviews and client reporting to ensure works are progressing in line with the design, specification, programme and statutory requirements.
Technical Problem Solving
Our multidisciplinary engineering background allows us to identify and resolve technical issues quickly, particularly where structural, fire safety, building surveying, façade, water ingress or compliance matters arise during the project.
Handover & Close-Out
We manage practical completion, snagging, certification, handover documentation and close-out requirements to support a smooth transition from construction to occupation or operation.
