Abbeyleix Residential Development

AOCA Engineering Consultants provided Project Management and Civil Engineering services for the planning and design of this residential development in Abbeyleix. Working closely with the client and wider design team, AOCA guided the project through the planning process, culminating in planning permission being granted by An Coimisiún Pleanála in August 2025 following an appeal.

The development presented a number of complex engineering and environmental challenges. These included the protection of riparian corridors and tree root protection zones, together with the design of a wastewater pumping station to serve the development and accommodate the diversion of existing foul water infrastructure.

A comprehensive stormwater management strategy was developed, incorporating a discharge to a local stream with a hydrological connection to the River Barrow and River Nore SAC and the River Nore SPA. AOCA integrated Sustainable Drainage Systems (SuDS) and nature-based solutions throughout the design to deliver an environmentally responsible and resilient drainage network.

The site's topography required a substantial volume of engineered fill, which was carefully value engineered to minimise costs while maintaining gravity drainage across the development. Additional civil engineering works included the incorporation of traffic calming measures along the R433 and implementation of recommendations arising from the Road Safety Audit process, ensuring safe and efficient access to the development.

The successful planning outcome reflects the collaborative approach of the project team and the careful consideration given to the engineering, environmental and transportation challenges associated with the site.
