Rath Nua, Portlaoise
County Laois's first Large Scale Residential Development — civil engineering design and planning support on a landmark scheme.
Project Overview
AOCA formed part of the design team responsible for delivering the first Large Scale Residential Development (LRD) scheme in County Laois, located on a greenfield site within Portlaoise. AOCA's extensive knowledge of the site, combined with our strong working relationship with Laois County Council and understanding of local infrastructure requirements, provided valuable support throughout the design and planning process.
AOCA was responsible for the design and coordination of key civil engineering elements, including the foul and stormwater drainage infrastructure. The foul water disposal strategy incorporated a connection to an existing 300 mm Irish Water sewer main running through the site, together with an additional connection to an adjoining residential development. Stormwater disposal was achieved through two separate connections to the adjacent development to the west, ensuring an efficient and sustainable drainage solution.
Through close collaboration between the client, design team and local authority, the LRD planning process was successfully managed with minimal amendments required during assessment. Planning permission was granted without restrictive conditions, allowing the development to proceed as designed and within the proposed budget parameters.
Construction is currently progressing on site, with a number of residential units already completed and occupied, marking an important milestone in the delivery of much-needed housing within Portlaoise.
