Building defect remediation engineers

Finding, scoping, designing and managing the repair of defects in finished buildings, for insurers, warranty providers, developers, owners' management companies and public bodies in Ireland and the UK.

We have over 30 years of latent defect investigation and remediation experience in Ireland and the UK. AOCA Engineering Consultants were the sole engineering consultant for Liberty Syndicates and their Premier Guarantee LDI policy, managing the full investigation and remediation of over 1,000 residential homes.

From our UK office in Manchester we have managed over £200m of latent defect remediation projects, from investigation, scope of works and design through to construction and handover. Through our sister company Fire Safety Consultants, AOCA is currently remediating apartment schemes throughout Ireland under the apartment defects remediation scheme.

Investigation and diagnosis

A remediation that fixes the symptom and not the cause is money spent twice. We start with the investigation: opening up, testing, monitoring where movement is suspected, and a report that says what is wrong, why, how serious it is and what has to happen in what order. For an insurer, warranty provider or management company that report is also the document that settles who pays.

Scope, design and procurement

We prepare the scope of works and the remediation design, specify the systems and products, and help the client procure a contractor on a like-for-like basis. We are independent of the contractors, so the scope is what the building needs rather than what is easiest to sell.

Managing the works to handover

We act as engineer and project manager through the remediation: inspecting the work as it proceeds, dealing with what is found once things are opened up, keeping residents and owners informed, and certifying the work at completion. Where buildings stay occupied during the works, phasing and interim safety measures are part of the plan from the start.

Apartment schemes, cladding and fire defects

Many apartment buildings from the construction boom have fire safety, structural and water ingress defects: missing fire stopping, poor compartmentation, defective balconies, cladding and roofs that leak. We assess the building, prepare the application and the scope for the Government's remediation scheme, and design and oversee the works, with the fire engineering through Fire Safety Consultants.

Pyrite and defective concrete blocks

We assess to I.S. 398 and I.S. 465, prepare the engineer's report for the grant schemes, and design and supervise the remediation of pyrite heave and defective block damage, from single houses to housing estates and public buildings.
